Not all real estate brokerages understand the special needs of international clients. The Annoura Realty Team has three Japanese speakers (Koh, Eriko, Susan) and one Japanese speaking assistant. We are the largest firm in Houston who specializes in Japanese expat relocation. In 2017, Broker Susan Annoura brokered the retail lease for Seiwa Supermarket on Dairy Ashford, bringing Houston its largest and most popular Japanese supermarket. Understanding the Japanese culture and the Japanese expectation, we are able to accomplish our mission of providing a smooth transition for their move to Houston. Pius Dawson hails from England and is fluent in German having lived there for 26 years. Nan Feng hails from China and is fluent in Mandarin Chinese. Our team is truly international, culturally diverse, and is sincerely dedicated to solving the needs of our international clients.
Speaking Japanese to the clients is one thing, but navigating the transaction in English is another. While being bilingual is a strong point for the Annoura Realty Team, having good relations with other realtors is another key to our success. Both broker Susan Annoura and agent Pius Dawson are past Chairpersons of the International Advisory Board of the 39,000 member Houston Association of Realtors. In addition, Susan is a founding board member of the Asian Real Estate Association of Realtors of Houston, and an active member of the Houston Livestock Show and Rodeo’s international committee. She has many deep relationships with realtors, brokers, apartment complexes, and community leaders which ultimately help each real estate transaction go super smoothly. She is a member of AMPI, NAHREP, AREAA, TAR, and serves on the national level at NAR’s Global Business and Alliances Committee.
Being bilingual and having deep and wide connections is still not enough. The Annoura Realty Team has garnished various designations which have required hundreds of hours of additional training and education. Some of these designations include MCNE (Master Certified Negotiation Expert) which gives us special training in negotiation strategies, CIPS (Certified International Property Specialist) which gives us special training in working with international clients and with cross cultural referrals, and ABR (Accredited Buyer’s Representation) which gives us special training in working specifically with buyers and their needs. Additionally, Broker Susan Annoura has completed the prestigious CCIM designation (Certified Commercial Investment Member) marking her as a specialist in commercial real estate brokerage, leasing, and investment analysis. Susan has won the Top 20 Under 40 Award as an outstanding Houston Realtor, has been published multiple times in Houston Realtor Magazine, and has been featured in both the Houston Business Journal and the Houston Chronicle. Currently, The Annoura Realty Team is trusted by over 25 Japanese companies to handle the relocation of their expats to Houston. We also property manage a portfolio of nearly 100 properties for dozens of investors both local and abroad.
There are only 24 hours in a day. In order to effectively serve the volume of clients we work with, the Annoura Realty Team has in essence, gone virtual. Contracts are written in a software called Zipforms and are sent to clients to sign digitally via Docusign. Active transactions are tracked in Folio. Once closed, transactions are stored in the clouds for the required 7 years. Our investors and tenants enjoy the convenience of Appfolio, the software we use for rent collection and maintenance requests. This software streamlines the application process and fosters transparency for all parties involved. These systems and softwares have created efficiencies that save us time and allow us to focus on the most important thing: You, the client.
